  1. What is included in a plan package:

    Each set of plans you order will include the following

    • Exterior Elevation: Detailed drawings showing how the house will look from each elevation once it is built.

    • Floor Plans: These drawings will show each level of the house, indicating the dimensions of each room, the location of walls, windows, stairs, structure to hold the possible floor above and basic electrical layout.

    • Foundation Plan: This fully detailed drawing is showing all pertinent notes, the dimensions, height and thickness of the poured foundation. Structure to hold the floor above is also shown. Most plans come with a full basement, unless otherwise specified.

    • Cross Section: These construction drawings will show you sections of the house as it cuts through the length and depth indicating the height and details for each volume.

    • Roof Plan: This layout will help you understand the structure of the roofing system and the location of each of the main trusses.

    • Truss diagram: General layout and truss diagram that you can bring to a local manufacturer or simply to help the builder with his structure.

    • Construction details, wall sections and stair section: In these pages you will get general construction details and staircase section to conform with up to date ways of building and regulations.


  2. What is included in your square footage?

    The advertised square footage includes everything inside the perimeter of the building like rooms, closets, halls and walls; but does not include an unfinished basement or a garage


  3. What kind of information will I get from your stock plans?

    The information included in our plans should be everything you need to build your home from elevations to floor plans including all structure and details.


  4. Any mechanical involved?

    No mechanical plans or details are included in our plans as it is different(personal) from one client to the other.


  5. Are your plans meeting the new code requirements or do they meet my local code requirements?

    Although our plans usually meet or exceed the applied American building code, some states and/or counties may require that your plans be reviewed and approved by a licensed structural engineer or architect in order to comply with local requirements regarding wind loads, snow load and other matter. You may also need to obtain permits from, and allow inspections by, local government agencies before and during construction.


  6. Framing plans included or not?

    Most plans will not come with the extended framing plans but will always give you the basic layout required.


  7. Trusses or stick frames?

    Our plans come with prefabricated trusses and structure.


  8. Are your plans stamped?

    No stock plan will be sold with a (architectural or engineering stamp), however, we can refer you to an engineer in your area. Call us for more information: 1-800-567-5267 or see the FAQ’s about our modification service.


  9. Is the foundation plan included in your standard stock plans?

    All of our designs include foundation plans, such as full basement, crawlspace or slab.


  10. How extensive can we get with modifications through your service?

    There is no limit to what you can do through our service starting from a standard stock plan. See our section "modification" for more information.


  11. Are you licensed architects?

    No we are not licensed architects, we are qualified designers and architectural technologists.


  12. What are my options if I don't get my permit with your plans?

    Your options would be to use our services to upgrade your plans and have them meet your local regulations by asking your building inspector for a listing of what needs to be done, added or modified.


  13. How much will these modifications cost?

    By sending a clear and precise listing, or wish list and for a small fee, we will provide you with a cost estimate; See our "modification" section for details.


  14. What is the difference between a reproducible (vellum) and a regular set
    of plans (blueprint)?


    A reproducible master or vellum, as opposed to a regular set of plans will provide a copyright release as well as the right to modify and copy the original design.


  15. What is included in your materials list?

    The material list is offered for every plans of our collection. It includes the quantity of most materials required for the construction, which will help you with your estimation. Only the materials of completion and decoration and certain work given to contract are omitted.

  16. What is the difference between a full reverse and mirror set of plans?

    A full reverse or right reading reverse will help you read and understand the plans better, as opposed to a mirror reverse where all the writing will be backwards.


  17. Could we have access to already built designs?

    Unfortunately, because of complex tracking of all clients and designs, we do not have pictures or keep track of where the designs are being built.


  18. Are your plans available in Metric or Imperial measurement?

    All of our plans are drawn according to American standards which are feet and inches; a metric version can be available at an additional charge. See our section "modification" for more information.

  19. Could we adapt a standard stock plan to any prefab system or ICF (insulated concrete form)?

    Yes we could modify any design and meet with the different types of building systems available on the market.
